Many homeowners think there is only one way to build home which
would be to hire an architect, bid the project, award the project
and build the project. While that certainly is one way it’s
certainly not the only way. Delivery systems today have gotten
almost as complex as the structure it self. Some of the different
delivery systems available today include:
Design Bid Build (The system that was described above)
Design Build (Where the builder and architect work together to
design and build the project.)
Construction Management (Where the owner holds all the
contracts and the builder is paid a fee to assist in the building
process)
Shared Cost Savings (Where the owner and builder share in any
cost savings that are derived in the construction process)
Fixed Fee (Where the builder is paid a fee regardless of what
the project costs and the fee is fixed so the builder can’t earn
any more or less)
Cost Plus (Where the owner pays all the costs plus a percentage
to the builder)

The one constant with all of these types of delivery systems is that
we sign all of our contracts via AIA (American Institute of
Architects) contract forms. Each delivery system has a different
contract form available from the AIA and these contracts are
